The Big Picture: Cycles & Timing

Warren Buffett’s advice continues to guide our perspective: “Be fearful when others are greedy and greedy when others are fearful.” Berkshire Hathaway recently bought $1 billion in homebuilder stocks, a strong vote of confidence in real estate.

We’re in a buyer’s market, and cycles typically last 3–5 years. That means conditions may stay challenging for a while — but smart investors who run the numbers can still find profitable deals.

Financing Insights with Drew Blakely (Loan Steady)

Rates have moved in a big way this quarter:

  • Conventional (primary): 6.3%

  • Conventional (investment): 6.9%

  • FHA: 5.9%

  • VA: 5.9%

  • Jumbo: 6.25%

For the first time in over a year, FHA and VA loans are starting with a 5. Mortgage purchase applications are also up 25% year-over-year, signaling renewed buyer activity.

Locally in eastern NC, rents have slipped 2–10%, depending on property type. Townhomes face the most pressure due to competition from new apartments.

  • Hampstead 3BR: $1,795–2,100

  • Wilmington 3BR: $2,053
